Is it better to buy a townhouse or a single family home? The answer to this question will depend in large part on how much upkeep you wish to perform on your house.
If you are able to handle a bit more upkeep, there are some distinct advantages to single-family homes. Although there are larger townhouses, single family homes typically offer more interior space. Generally, a single-family home will have a much higher resale value. Also, while there might be a home owners association in a neighborhood with a single family home, there is usually no fee as there is with a townhouse. For some people, the ability to modify their house and yard without answering to their HOA is a deciding factor in buying a home.
If you are a busy professional, you may want to go with a townhouse where maintenance is often covered by HOA fees. Some newer townhouse neighborhoods also include water, sewer, and trash in their HOA fees, saving you time and money. There is also the convenience of townhouses often being conveniently located near grocery stores and other shopping centers.
The smaller exterior yard of a townhouse definitely reduces the maintenance, but it also reduces your privacy. If you are a social butterfly who loves to interact with your neighbors, this might not be a problem. Plus, even though there is less privacy, having so many people around does give your house a sense of higher security since your neighbors can report anything suspicious that they see.
Some townhouses also have extra amenities that you can take advantage of without being responsible for any maintenance such as tennis courts, swimming pools, fitness centers, and parks. For a small family or busy couple, this could be the extra bonus that makes a townhouse more advantageous than a single family home. Townhouses also have the unique potential of being excellent rental properties because of the lack of maintenance.
If upkeep is not a concern to you, a single family home will be a perfect choice for you. However, if you are in need of a house with less upkeep and more advantages in terms of facilities for extracurricular activities, a townhouse might just be the perfect option for you.
